5 Costly Waterproofing Mistakes That Can Lead to Expensive Repairs

Waterproofing is not an area where you should cut corners or rush the process. Mistakes made during the waterproofing stage often do not become apparent immediately. Problems may surface after one, two, or even five years. By then, repair costs can be many times higher than if everything had been done correctly from the very beginning.

Mistake 1: Applying Waterproofing Materials to a Damp or Unprepared Surface

This is the most common and one of the most destructive mistakes. Bitumen mastic, roll waterproofing membranes, primers — any waterproofing material requires a dry, clean, and solid substrate.
What happens if this rule is ignored?
• The material fails to bond properly with the surface;
• Moisture becomes trapped beneath the coating, expands when heated, and forms blisters;
• After 1–2 seasons, the coating begins to swell, crack, and allow water penetration.
The Correct Approach
The surface moisture content should not exceed 4–5%. A simple way to check this is to place a 50×50 cm plastic sheet on the surface and secure it with tape. If condensation appears on the inner side after 24 hours, the substrate is not yet ready.
It is also necessary to remove dust, oil stains, loose concrete particles, and level any surface irregularities deeper than 5 mm.
Mistake 2: Skipping the Primer Application

Many people try to save time and money by applying mastic or roll waterproofing materials directly onto concrete without using a primer. This is a mistake that can completely undermine the effectiveness of the entire waterproofing system.
Why is a primer necessary?
• It penetrates and seals the pores of the concrete;
• It creates a strong chemical bond between the substrate and the waterproofing layer;
• It prevents the formation of air pockets beneath the coating;
• It strengthens weak or porous concrete surfaces.
Important Note
The primer must be completely dry before applying the next layer. Drying time is typically 2–4 hours, depending on temperature conditions. Do not rush the process. Applying mastic over a primer that has not fully dried can be just as ineffective as not using a primer at all.

Mistake 3: Insufficient Overlaps and Improper Treatment of Junction Areas

When installing roll waterproofing membranes, overlaps should be at least 100 mm along the length and 150 mm at transverse joints. Many installers use only 50–70 mm, believing that it will be sufficient. It will not.
Where do leaks most often occur?
• At overlap joints that are smaller than the required standard;
• At internal and external corners;
• Around parapets, pipes, access hatches, and ventilation shafts;
• At transitions between horizontal and vertical surfaces.
Junctions and connection points are the areas of highest risk. These locations experience the greatest mechanical stress caused by thermal expansion and contraction.
The Correct Solution
At corners and junctions, an additional reinforcing layer at least 300 mm wide should always be installed. On vertical surfaces, the waterproofing membrane should be extended at least 300 mm above the horizontal plane.
Mistake 4: Using One Layer Instead of Two

“Why pay for two layers if one layer works as well?” — this is a common argument among those who later call back asking for roof repairs.
Why is a two-layer system the standard?
A single layer of roll waterproofing is typically 3–4 mm thick. During installation, microscopic pores, small air inclusions, and areas with insufficient heating inevitably occur. A second layer, installed with staggered joints, covers all of these vulnerable points.
In addition, with a single-layer system, any mechanical damage — such as an accidental tool impact or maintenance-related load — can immediately compromise the waterproofing. A two-layer system is far more resistant to mechanical stress and external influences.
Building regulations and international standards for critical structures require at least two waterproofing layers. For roofs with a slope of less than 1.5%, a three-layer system is recommended.
Mistake 5: Neglecting Quality Control and Work Acceptance

Waterproofing is considered a concealed construction process. Once a protective screed, concrete layer, or soil covering has been installed, it becomes almost impossible to inspect the waterproofing without dismantling the structure. That is why quality control must be carried out during the installation process, not after it is completed.
Minimum Quality Checks for the Client
1. Before work begins:
Check the product markings and certificates. Make sure the materials being used are exactly those specified in the project documentation.
2. During installation:
Monitor the heating temperature during torch application (160–180°C), overlap widths, and the treatment of junctions and connection points.
3. After installation:
Perform a water test by covering the area with 3–5 cm of water and leaving it for 24 hours. If no leaks occur, the waterproofing has been installed correctly.
4. Request a concealed works certificate:
This document confirms that the completed work complies with the project specifications and construction standards.
Conclusion: How to Avoid the “Cheaper Now, More Expensive Later” Trap
Each of these five mistakes can increase repair costs by 10 to 30 times when corrective work becomes necessary. Removing finished coatings, breaking open screeds, and reinstalling waterproofing systems require significant time, money, and effort.
