Types of Waterproofing Materials: How to Choose the Right Solution for Your Project

Roof, foundation, basement, swimming pool, balcony — every structure requires its own approach to waterproofing. There is no universal material that works equally well everywhere. The choice depends on the type of structure, the operating conditions, the loads, and the budget.

In this article we review the main types of waterproofing materials, their strengths and weaknesses, and give clear guidelines on where and what to use.


Roll Waterproofing

The most common type in construction. It consists of sheets based on fibreglass mat, fibreglass cloth, or polyester, impregnated and coated with a bitumen-polymer compound.

Two installation methods:

•     Torch-applied — the lower layer is heated with a gas torch and the material is fused to the substrate. Requires a qualified installer and strict temperature control.

•     Self-adhesive — has an adhesive layer protected by a film. Easier to install and requires no open flame — convenient where torch work is forbidden or dangerous.

Where it is used:

•     Flat and low-slope roofs

•     Foundations (horizontal and vertical waterproofing)

•     Underground structures, tunnels, parking garages

•     Terraces and trafficable roofs

Advantages: high mechanical strength, good resistance to static loads, a technology proven over decades, and an affordable price.

Limitations: requires a level substrate, is not suitable for complex geometric shapes, and needs a protective layer on trafficable roofs.


Liquid Waterproofing: Mastics and Primers

Liquid materials are applied with a brush, roller, or sprayer and, once cured, form a seamless monolithic membrane. It is precisely this absence of seams that is their main advantage over roll materials.

Bitumen Mastics

Ready to use without heating (cold application) or requiring heating (hot mastics). They form an elastic coating that copes well with thermal deformation of the substrate.

Where it is used:

•     Vertical waterproofing of foundations and basement walls

•     Hard-to-reach areas: corners, junctions, utility entry points

•     Repair and sealing of cracks

•     Waterproofing of bathrooms and wet rooms

Bitumen Primers

A primer is not a standalone waterproofing layer but a mandatory preparatory coat applied before the mastic or before laying roll material. It penetrates the pores of the concrete, strengthens the surface, and ensures adhesion.

Rule: a primer is always applied, without exception, when the substrate is concrete, cement screed, or brick.

Bitumen Emulsions

A water-based bitumen dispersion is a more environmentally friendly option than solvent-based primers. It has no strong odour and is safe to use in enclosed spaces.

Advantages of liquid materials: a seamless coating, ease of application in hard-to-reach places, and the ability to treat complex shapes.

Limitations: lower mechanical strength than roll materials, and several coats are required to reach the necessary thickness.


Membranes

Membranes are a modern class of waterproofing materials based on synthetic polymers. They are more advanced and more durable than classic bitumen materials.

PVC Membranes (Polyvinyl Chloride)

The most common type of polymer membrane. They are installed by hot-air welding, producing monolithic seams that are as strong as the main sheet.

Where they are used:

•     Roofs of any complexity, including inverted and trafficable roofs

•     Swimming pools and water reservoirs

•     Tunnels and underground structures

•     Projects with strict durability requirements

Service life: 25–50 years when installed correctly.

TPO Membranes (Thermoplastic Polyolefin)

A more environmentally friendly alternative to PVC. It contains no plasticisers that evaporate over time and retains its elasticity at low temperatures.

EPDM Membranes (Ethylene Propylene Diene Monomer)

Rubber membranes with exceptional elasticity. They withstand significant substrate deformation without tearing and are used on projects with high requirements for ultraviolet resistance.

Advantages of membranes: durability, light weight, resistance to UV radiation, and high elasticity.

Limitations: higher cost, and the need for special installation equipment and qualified specialists.


Geotextile

Geotextile is a non-woven or woven material made of polypropylene or polyester fibres. It is not waterproofing in itself, but it performs a vital protective and filtering function within waterproofing systems.

Main functions:

•     Protecting the membrane from mechanical damage by sharp soil particles or backfill

•     Drainage — channels water away from the protected structure

•     Layer separation — prevents soil and drainage gravel from mixing

•     Reinforcement — increases the load-bearing capacity of the soil base

Where it is used:

•     Over foundation waterproofing before backfilling

•     In drainage systems around buildings

•     On trafficable and green roofs

•     In road construction


Vapour Barriers and Windproof-Moisture Membranes

This is a separate class of materials that is often confused with waterproofing, although they solve different problems.

•     Vapour barrier — protects the insulation and load-bearing structures from warm, moist air penetrating from inside the building. It is laid on the warm side of the insulation.

•     Windproof-moisture membrane — protects the insulation from being blown through and from accidental wetting from the outside, while allowing the structure to "breathe" and release vapour to the exterior. It is laid on the cold side of the insulation.

Incorrect installation of these materials is one of the causes of moisture accumulation in the insulation, loss of thermal efficiency, and the appearance of mould.

Although thermal insulation is a separate task, it is inseparably linked with waterproofing in modern construction systems. On inverted roofs, the thermal insulation (extruded polystyrene) is laid over the waterproofing layer and simultaneously protects it from temperature fluctuations and mechanical loads. This extends the service life of the waterproofing by 1.5–2 times compared with the traditional scheme.


How to Choose the Right Material: 4 Questions

Before buying, answer four questions — and the choice becomes obvious:

1. What is the structure? Roof, foundation, basement, pool, bathroom — each case has its own technical requirements.

2. What is the load? Will people walk on the waterproofing, will vehicles drive over it, will soil rest on it, or will it be hidden under a screed?

3. What access is there for maintenance? If there is no access, choose a material with the longest service life, even if it costs more.

4. What is the budget? But remember: the cheapest option is rarely the most economical over a 10–20 year horizon.
